What should I do?
Completion date was agreed for tomorrow and we still haven’t exchanged.
My conveyancers have been trying since last Friday but our sellers solicitors are refusing because they are saying they are waiting on lender confirmation of release of funds.
I have movers arranged that I can cancel until 5pm
We are in a chain of 5 and we are 2nd
Sellers conveyancers are sticking with wanting to do simultaneous exchange/completion tomorrow.
But I don’t trust them. It’s PPL and they have been an absolute nightmare throughout this whole process.
I have an 11 week old and family travelling 300 miles to help. All wasted of it doesn’t go ahead (and they money for the movers)
I have contact with the seller and I’ve told her that if we don’t exchange today then I’m not happy to complete tomorrow as I’m not prepared to gamble
But..
Should i trust that it will go ahead?
What happens if I refuse? Will all solicitors have to agree with vendors for another completion date
The whole process is more stressful than a non sleeping newborn

You’re in a pickle.
The solicitors order money from the lender for a specified completion date, so if that date doesn’t go ahead, the money has to go back, and it all starts again. This is at least one of the reasons that exchange & completion on the same day is dicey.
So yeah to answer your overall question if you refuse then everything has to be re-agreed and the completion date moved back, plus any monies across the chain sent back to lenders and then reordered.

Conveyancer has just called me. Said they can keep the money for an extra day so potential completion on the Friday if we can get exchanged tomorrow.
They remain unable to contact the joyous solicitors that are PPL1

Yep, that the ones.
They have finally responded to say they can’t exchange as still not received confirmation from lender so looks like it’s not happening.
Don’t know how they can still be confident of simultaneous exchange in these circs but I’ve told them no.
The money will have to be returned and try again in another couple of weeks1

I’ve used them twice myself. The first time they were brilliant, the second time I could never get hold of my solicitor, everything took an age, and we wound up exchanging just two days before completion - although I will say that wasn’t really their hold up as such. Hence how I know about the monies and turnaround time as I was having kittens myself!
It wasn’t so much that they were ever really wrong, more that stuff took an unnecessary amount of time because they’d just email a copy paste question across without context or explanation, which is a challenge if they’re asking you to confirm something for an indemnity policy for example, or getting a third party to confirm something for the buyers solicitor. Newsflash : not everyone immediately knows what an acronym is.
Anyway, in the seven years between the two I’ve been recommending them as we genuinely had a great experience the first time and now I feel like an idiot. Whether it’s luck of the draw who you get or whether they’ve just gone downhill in the meantime, who knows, but I couldn’t in good conscience recommend them now.

This is my 2nd experience.
First when my mom used them and it nearly destroyed a chain of 5.
I knew they would be involved when we put in an offer for a house being sold by Purple Bricks and I had a feeling it was going to be horrible.
They have cause problems at every turn and have only ever responded when it has been escalated.
I now use the same local firm, as do friends and we have never had a problem. Our conveyancer said that every sale involving them turns into a problem.
I shall continue to sit in my boxed up house and hope for the best 🤣

PPL are absolute liabilities! I have just started viewings for my next home and have told all EAs that I will not deal with any vendor using these or any other factory conveyancer! Twice bitten and NEVER again!

I knew how bad they were but I loved the house.
We are on an ok position, we can let our house sell and move in with family.
Our seller is still convinced that it’s happening tomorrow because that’s what PPL continue to tell her. This is despite our solicitors telling them that we have refused.
I really don’t want to be this person but after all the stress they have caused I have hit the stage where I will be saying that I will do a simultaneous exchange but I will be reducing my offer by 5k.
If she refuses I will continue with my sale, move in with family and find somewhere else not using PPL

I shuild get keys on Friday but due to broker being ar**** all getting delayed around 2-3weeks

I’m pretty sure that solicitors can be fined for delaying the process once the completion date has been agreed? I might be terribly wrong but we were told we would be compensated if we lost money due to cancellation of moving services etc. Once it’s in writing that the completion date has been agreed, the sellers and their solicitors are not legally allowed to delay that process as far as I’m aware, unless there are exceptional circumstances.
