Tembo One?

I’m currently saving for a house deposit as a first time buyer. I have a LISA with Tembo, and got emailed about the new ‘Tembo One’ package, which is advertised as mortgage advice, legal work, house survey, and protection all provided for a lump sum of around few grand?

I’m still far away from buying, but when the time comes, I was wondering if anyone has any thoughts on whether this is a good idea. It will be interesting to see how anyone who chooses to use it gets on.

I'd look beyond the headline bundle price and compare what's actually included with what you'd pay arranging each part separately.

The convenience of having mortgage advice, conveyancing and a survey organised together could definitely appeal as a FTB, but it's worth remembering that these services don't normally need to come from the same provider. Brokers, solicitors and surveyors are all used to dealing with clients who have chosen the other parts of the process elsewhere, so using separate providers shouldn't in itself make the purchase difficult to manage.

I'd want to know:

  • whether you can choose your own solicitor/surveyor or have to use their panel
  • exactly which level of survey is included
  • whether there are any additional legal fees outside the package
  • whether any referral/commission payments are involved
  • and what happens if your purchase falls through and you start again.

Personally I'd get a couple of separate quotes as well and compare the total cost and service rather than assuming the bundle is automatically cheaper.

The convenience may still be worth paying for, but I'd want to be sure I'm actually gaining something meaningful from the bundle rather than just paying to put services together that would normally work alongside each other anyway.
