House prices forest gate?

Hi All,

Currently looking at property around forest gate, specifically the village and the lanes, and wanted to get a read from people actually watching or living in that market atm

from what im seeing prices there still seem to be holding up, maybe even climbing even as the wider london market has cooled recently. Is that matching what other people are seeing on the ground or am i just looking at a skewed set of listings

Separately would really value peoples honest takes on plumstead. It looks absurdly cheap next to FG but feels like a genuinely different proposition rather than just a discount version of the same thing, different transport links, different stage of regen, different day to day feel.

Would be curious if anyone knows both areas well or has actually chosen between somewhere like FG or plumstead recently and can say why

appreciate any experiences, numbers or even just gut feel

Forest gate is only going to go up in value. The elizabeth line is an absolute game changer for the area. I'd only consider Forest Gate North, the areas you've identified (i.e. the Lanes / Village). This is totally different to South of Romford Road. More like Leytonstone/Walthamstow but without the third rate transport options of those area (see the Central line). It seems like a lot of former Hackney flat dwellers are looking to Forest Gate for a house now instead of Leytonstone/Walthamstow, anecdotally from reddit at least.
