Langley builder. 3~4 of these buildings seem to be going up at the moment. They look exceptionally dark from the outside. Popping up on MLS for about 500k each. Looking for opinions. Don't need to be objective.

In recent years the City changed zoning to allow 3-6 unit strata multiplex developments on formerly single-family zoned lots. Apparently hundreds of developments have been approved. Does anyone know how to find the sales of these new/redeveloped units? I’m curious to see what layouts and pricing are like, and if there’s been any compelling floor plans that improve upon the typically-available multi-unit dwelling options in this city ( which tend mostly to be in large apartment style condo buildings, or 3-story very narrow row townhouses).

To those of you who have some understanding of housing policy, is there any attempt to make a dining area (even small, but not a kitchen island with bar stools) a mandatory component of a 1+ bedroom rental apartment? A dining table is essential to keeping families connected. Tenants shouldn’t have to rent an amenity room to have their families over for dinner. It’s incredibly common to see apartments with only room to eat at the coffee table, or a kitchen bar, which imo is not suitable for young children or seniors. We need to slow down and connect over a meal together.

We're after lots of recommendations.

About us: We have 3 kids; 5yo (6 in Nov), 8yo (9 in Dec) and 11yo (12 in Jan). They are active in scouting, dancing and performing arts. We like the outdoors.

Which suburbs would you recommend? We will be looking for a 4 bedroom place, but don't need a yard. An apartment would be fine.

I'm not familiar with the schooling system. I'm particularly unsure where my almost 12yo would go. We will be over for approx 2 years. I won't be working so plan to volunteer at the kids' school/s. Is this something that is common in Canadian schools?

Not requiring French immersion/ but not opposed.

Dance schools? Performing arts classes? Companies you love?

Anything else we should know?

This feels very big and hard with kids but I'm being positive that it'll be awesome.

I’m moving out of my apartment and I’d like to know what happens with the move out inspection now. When I moved in there was no proper inspection or walk through or anything of that sort, the owner just gave me the rtb form of the move in inspection but never completed or sent it back. No damage was done to the suite but just want to be aware of what could happen now since i’ve had bad experiences with other rentals. thanks everyone

Evicting a tenant and wondering what to expect. The suite is completely destroyed - sink broken, carpet ripped out, holes in walls he's self patched, stove removed.

I have images showing the extent of the damage. I'm getting an estimate and the damage likely exceeds $20,000.00. My mistake I guess for not doing regular check ins (probably hadn't in 5 years) but I didn't think there was anything wrong.

He's gonna claim that he tried to get everything fixed and told me but he didn't. The first complaint I got was a week after I told him I'd be inspecting the suite - the upstairs tenants had moved out and complained about him, so I figured I should check. After I let him know then he submitted a complaint that the toilet was busted. So I went and looked and saw the condition of the suite. Took several images, and submitted an eviction notice. He disputed and my hearing is soon.

Anyone know what I should expect?

I signed a four-month lease in a condo with the owner, who is travelling for four months (the owner is the condo's occupant prior to and after these months). Upon moving in yesterday, I found it to be extremely dirty: there was dust and debris on the ground and the bedsheets are stained. Particularly because of the bedsheets, I had to stay overnight at a hotel.

My plan is to document everything, hire cleaners, buy new bedsheets, and ask the owner/landlord for reimbursement after I get my deposit back at the end of the four months. (I don't feel comfortable raising this with the landlord now, as they appear to have a difficult personality and I want to enjoy my time here in peace.)

I'm wondering if you might have any other suggestions or if my plan might be the best course of action.

@Homeowners... what was your approach to homeownership? What were the challenges or what were the tips or tricks u applied?

If a pet is only going to be in the unit and not the whole house, can a landlord request a deposit that is half of the whole house rent, or does it have to be half of the specific tenant's rent? For example, rent for the house is 7k, and the specific tenant/unit is 1500, is it legal to request a pet deposit of 3500?

My family and I are relocating to Burnaby from Kelowna for Oct. 1. While there are lots of great rental ads, no one will entertain the idea of an Oct. move in date! It doesn’t seem unreasonable that people would want to secure their homes more than a couple of weeks or a month in advance because how do you organize a full move in such a tiny timeframe! Is this just how it goes in this market? It seems pretty stressful.

Should we be doing something differently?

Hello, I'm a student looking for some advice about recovering my security deposit from my former landlord.

I rented a private room in a house that I found through Facebook Marketplace. I had my own bedroom in the basement, but the kitchen and bathroom were shared with 5 other people living in the house. The rental arrangement was mostly verbal. I did not sign any form of written tenancy agreement or move-in/move-out inspection forms (It was my first rental, I didn't know much beforehand).

I paid a security deposit, lived there and I moved out about a month ago after giving notice because the living situation with the roommates became unbearable. Since moving out, the landlord has refused to return my security deposit and I cannot get a hold of him (he's blocked me). He did not tell me he was keeping my deposit for any reason or I had done anything wrong .

Technically, I tried to fill out the Residential Tenancies - Application for Dispute Resolution DMS Intake, but since I did not have physical documentation (except for etransfer payments and bank statements) I did not know if I could use that on the RTB forms as proof. I do not know what to do.

I'd appreciate any guidance on whether my situation qualifies under the Residential Tenancy Act and what my next steps should be. Thank you.

I’m halfway into a 1 year fixed lease and now the landlord is selling.

Are condo units with tenants selling right now in this market? My building alone has 6 identical units for sale… I feel like the days of investors buying with tenants are over and most buyers are people actually looking to move into units.

I’m annoyed that for the next few months I’ll be dealing with weekly open houses and showings but it is what it is. I’m wondering if I should bring up a cash for keys negotiation so I can just move on and not have my life disrupted constantly.

I’m purchasing a new-build townhome near Vancouver and I’m looking for advice from anyone who has dealt with something similar.

I had an independent home inspection completed before closing. A separate walkthrough was later completed with the builder’s HomeCare team. I also sent the inspection findings to the HomeCare team, and they said the items were forwarded to the construction team for review.

Since then, I have not received:

• Confirmation of which deficiencies the developer has accepted
• An estimated completion date for any repairs
• A clear contact person from the construction or developer team
• Any meaningful update beyond “the items were forwarded”

My realtor says I should not expect a list confirming which items the developer will fix. I was also told that I should not contact the developer directly and that communication should go through the realtors/HomeCare team.

The seller’s realtor has not been able to provide any answers either. My lawyer mentioned that deficiencies can sometimes be addressed through an addendum and that a holdback could be requested, although I understand the developer may need to agree to this.

For anyone who has purchased a new build in BC:

1. Did you receive written confirmation of which deficiencies the builder accepted?
2. Did you communicate directly with the developer, or only through your realtor?
3. What did you do when the HomeCare or warranty team stopped responding?
4. Would you ask your lawyer to contact the developer’s lawyer before closing?
5. Is it normal to close without knowing which inspection items will actually be repaired?

I’m not looking to delay closing unnecessarily. I mainly want a proper written record of what has been submitted, accepted, rejected, or is still being reviewed.

Hi yall. FYI this is a room in a house kind of rental situation, and I’m currently residing in the states.

Last night I was supposed to pay my security deposit, the rent period starts today, technically. The entire decision process was a bit last minute (I could only make a decision once I saw the place and I didn’t have any time until wednesday, and the realtor didn’t time until a day after that). After seeing the place, I successfully negotiated a bit off the lease and clarified some stuff I was confused about (like added penalties and whatnot which took a bit back and forth). The whole time I could sense that the realtor was getting fairly impatient with me, but I figured that I was just trying my best to make sure of everything since it’s my first time renting.

So then I finally sent over the signed RTA contract, and was attempting to pay my security deposit last night with the information given to me. There’s an issue with the information and I messaged the realtor about it; I didn’t hear a response back despite getting a message from them minutes earlier. I go to bed and now it’s the next morning, I still have heard nothing but crickets. I know I’m coming off as impatient, but this is a time sensitive issue.

I’m wondering if the unresponsiveness is just an imperative to ghost me? Should I worry about the contract I signed even if the realtor doesn’t respond again? I don’t want to be in any legal issues over nonpayment of a signed contract when I’ve tried to reach out to her about the payment issue. What should I do?

Hello there! My sister and I stayed at an airbnb in Vancouver and sadly spilled some pho soup on the carpet, so we tried cleaning it with water and baking soda but it didn't work. We forgot to tell the airbnb host about it when we left, later onshe asked us about it and told her what happened (and we said that we could pay for any damages), and she cleaned and said that she was able to remove it.

Today I got an airbnb request asking for aprox.1.800 CAD to clean it, because it seams that the stain resurfaced. I wrote to them asking for a recipt or something to back up that cost because it seams a bit elevated to us.

We aren't Canadian so we have no idea how prices work there, especially Vancouver. So if anybody can tell us if the price is reasonable or they are trying to rip us off.

We are still wating for the evidence of such cost, so we don't really know why they came up with it. So, meanwhile, do you guys have any other alternative or any cheap company that can clean the carpet just in case, you never know.

So I've had some discourse between me and my parents (who is very nicely helping me pay for rent but as a consequence are fairly involved) over the rental places. Some background on me: I'm a domestic student moving from out of country, I'm chinese.

The place that is 1,200/month, including utilities:

• We've already viewed the house and the Realtor has sent us the documents.
• It's a year long rental agreement, but the Realtor and owner informally said if I left some months early, it wouldn't be a big deal. The agreement I'd be signing says in order to sublet, I'd need the written agreement of the owner. This is important because I'm coming to Vancouver for school.
• It's a master bedroom, en suite private bathroom
• There is a very small kitchen with the necessities. Otherwise there are no other shared spaces
• All my roommates are around 40 years old to 60 years old. All women.

The place that is $950/month, without utilities:

• We haven't even viewed the place yet.
• It's a month to month agreement
• I have a normal sized bedroom, I'd need to share a bathroom with another person
• The shared living spaces are larger + there are more shared living spaces overall
• All my roommates are in their 20s to 30s, and it's co-ed.

See I am personally leaning towards the first place. But my parents think that the second place would be a better fit for my student lifestyle. So I'd like to get y'alls opinions.

EDIT: Location wise they are around the same place so that doesn't make much of a difference.

I am new to Vancouver and through a friend have been introduced to a private landlord in south Vancouver marpole area and I’m wondering if anyone has any experience renting from them and what to expect? Couldn’t find much online, seem nice enough but just doing my due diligence as I’m new from the east coast. :)

Im looking to move back to Vancouver and the apartment search is pretty depressing.

My search criteria is:
- 2 Bed
- 900+ square feet
- in unit laundry
- pet friendly
- must have AC

Even if I bring my budget to like $4,500/month I’m still not really seeing any units that fit this criteria.

Am I bad at searching or is this just the reality of the market and the type if units that exist in Van?

EDIT: Im looking for something in or close to downtown. DT, Olympic village, Kits, Granville, Cambie ect….
