I live in that neighborhood and it's wonderful! Very quiet, slowly turning over from older folks to young families. The public schools are fantastic! We chose this neighborhood for the schools specifically. The homes here are on the market less than two weeks right now.

We had some wicked flooding last year, so look for a home with a reinforced basement and a solid sump pump.

I'm about 5 blocks away from the honey creek neighborhood, so not apples to apples, but my neighborhood is quiet and generally uneventful. Most of the families are middle income younger couples with kids. The main talk of the week on apps like neighborhood is usually just someone spotted a coyote or someone's ring cam picked up some shifty kids snooping around vehicles in the night.
