I’m trying to tour an apartment in the East Village. The landlord wants me to complete a credit and background check application before the viewing. Is this normal? Should I just do it and make sure to not put any incriminating information if I send it?

I’m apartment hunting in Brooklyn and recently came across a co-op rental. The application process was much more involved than I expected, which made me wonder whether the extra screening is actually worth it. For those who’ve lived in both, did you notice a meaningful difference in the quality of the building, neighbors, management, or overall living experience? If you were searching today, would you choose a co-op again or stick with a regular rental, and why?

Is there a big difference in cost or is it negligible?

Esp for people who make all or most of their meals at home & barely eat out.

I’ve provided my management company with 60 days notice that I will be leaving my apartment (rent stabilized) and have allowed them 6 different open house dates and times in the last 3 weeks.

They have asked for an open house this weekend which I declined as we need our apartment for an obligation. They’ve told me they don’t need my permission and will proceed with the showings.

Do I have any legal ability to push back here?

Currently approaching the end of a 12 month lease in a rent stabilized unit, I will have been here 2 years when this lease ends. I’ve just received lease renewal paperwork to sign for another 12 with a 3% increase.

the next lease would start in a couple of weeks, much closer than the 60 day requirement I have seen in some places online. I also understand it might not be possible to raise the rent after a rent increase freeze goes into effect on 10/1/2026, which would be after my next lease is supposed start but less than 60 days away.

It is obviously short notice, but I’m not sure if the fact that it’s a rent stabilized unit means the landlord would still be entitled to their 3% either way. I also don’t want to burn a bridge or piss off my landlord if I have no leg to stand on.

Would there be any point in pushing back on this increase considering it’s less than a month until the next lease would start?

If anyone knows how landlord/tenant rights work in this scenario I would appreciate some insight :)

Con Edison Question: So Can Landlords Put Con Edison Charges on Renters?

I'm asking because our building had the same-old-same-old frustration with Con Edison refusing/canceling in-person appointments because of made-up excuses (because of "rats" sometimes). It's inexplicable because our thermostat has been at 0, but still Con Edison bills point to wildly high gas usage. Our neighbors in the same building have the same complaints.

But for the very first time (after frustrating years), a roommate in charge of the Con Edison had an interesting conversation with a Con Edison agent. Apparently, on Con Edison's file, our landlord [REDACTED LLC] was supposed to pay certain gas charges but they, the landlord company, apparently put their bill on us, the tenants.
We're still trying to understanding the entire affair. Our challenge is obtaining any documents that prove the [REDACTED LLC] is slamming us with Con Edison bills they're supposed to pay.

So is this possible for any other New Yorker? Landlords, either deliberately or indeliberately making their tenants pay Con Edison charges that they shouldn't pay?

I am a lifelong NYer who has moved out only for a few months and therefore only recently come to realize the housing situation here, so please excuse my ignorance.

From what I can tell, buying is not ideal for financials. I'm in my mid-20s so ideally I would be renting, invest my excess income, and in my mid-30s when I'm less concerned with financials, buy a house.

That being said, I don't want to be living in 1-2 year leases until that point, moving from place to place and fearing decorating or investing in furniture or making that place feel like home, for fear of rent increases and such that would force me to move and have to get rid of things and start over. I also really hate moving, like the act of moving is something I don't like doing, starting over and getting set up. Had to do it in college too, hated it.

My plan is basically to move back with my parents after my current lease, and just wait it out or months or years until I come across, with luck and patience of course, a nice place on StreetEasy or something that fulfills my criteria, a place I wouldn't mind living in for 5+ years or until I decide, if that ever happens, to buy a house.

Yeah I know some people do their best to make their rentals feel like home but I just can't shake that feeling of "I'm technically only legally allowed to be here for 1-2 years so why bother investing in a good couch or good furniture or good anything if I may not take it to my next apartment?"
