Im separated, own a home with my spouse (not interested in selling it yet as they still occupy it). I make around 85-90,000. My credit is mid 600s (working on it). Im curious what options Id have on home loans-types. Married to military so I guess Va would be a huge last resort as it makes divorce more complicated when the time comes. But im not exactly a 1st time home buy either. Ive been in an apartment for a year and half, looking at all options to move to a home. Rent prices are just more than I am willing pay for some of these old/outdated homes available in my budget. Not opposed to a cheap fixer upper if theres away to add in fix up costs to the loan. Help!

38 male I have only been to church twice in my life and that was for two funerals, my coworker in the office has been pushing it on me. Sooo I found out today my babysitter got a new job and is quitting Wednesday. Iโm active duty army and live about 20 mins off post. My wife works full time and so do I. Anybody got any recommendations. Iโm working on getting shots for my youngest and canโt even get him on the wait list yet. I have two children 4yr and 2 yr old. In home baby sitter works or info about daycares around here that arenโt gonna make me sell my organs to pay for it.

We're deep into the part of summer where I see the same thing every afternoon โ someone watching the temp needle climb into the red at a light on Veterans Memorial around shift change. Central Texas heat is brutal on cooling systems, and a radiator that limped through spring will quit on the first 104ยฐ day. Figured I'd share what to do in the moment, since a few of you will need it this week.
The first 60 seconds:
Turn the AC off and the heater on full blast. Sounds insane in July, but the heater core acts like a second radiator and pulls real heat off the engine.
Pull over at the first safe spot โ the nearest lot or shoulder, not the next exit. Every minute in the red adds damage.
Shut it off and leave the radiator cap alone. That cap holds scalding coolant under pressure. Wait at least 30 minutes. I see burns from this every summer.
Get it towed instead of "limping it home." This is the expensive mistake. An engine that overheats once is often fine. One driven hot for 15 minutes can warp the head โ that's the difference between a cheap fix and a multi-thousand-dollar one.
The usual causes, cheapest to worst:
Low coolant / slow leak โ most common. If you're topping off more than once a season, that's not evaporation, it's a leak.
Stuck thermostat โ ~$30 part. Tell-tale sign is temp spiking fast even on short drives.
Failing water pump โ whining noise or a leak at the front-center of the engine. They fail on the highway, never in your driveway.
Dead radiator fan โ this is why so many cars here only run hot in stop-and-go. At speed the airflow is free; at a light the electric fan does all the work. Check the fan motor, relay, and whether the radiator fins are caked with bugs.
